One of the greatest thrills in real estate sales is also one of the most challenging and that is the purchasing of a new home. While there are great builders in the Northern Virginia Real Estate market there is a lot to consider when purchasing a new home. From the lot location, topography, house placement, setback issues, home owner association restrictions, elevation, exterior choices, which options yield the best returns and the list goes on from there. We have the experience and expertise and a New Homes Sales Team that will thrill you. We would love the opportunity to speak with you and introduce you to our New Home Sales team if you are considering purchasing a Northern Virginia New Home in Falls Church, VA.

The economy has created a new category of residential Real Estate Sales called (Bank Owned)REOS, REO stands for “Real Estate Owned” often abbreviated in the real estate industry as an (Bank Owned) REO House For Sale or an (Bank Owned)REO Home For Sale. When a Lender forecloses on a mortgage loan secured by the real estate and takes ownership through a Trustee Sale in Virginia the lender places the property in their portfolio as an (Bank Owned) REO. REO’s (Foreclosure Sales) have become a significant factor in the Northern Virginia Real Estate Market. Understanding exactly how the REO (Foreclosure Sales) market works is helpful when considering buying or selling Northern Virginia Real Estate today. Fortunately for our clientele, we are (Bank Owned) REO Brokers with the highest (Bank Owned) REO rating in the real estate industry.

Another category of residential Real Estate Sales is known as a Short Sale or Short Sales. Short Sales are Real Estate Sales where the Seller of the Property is selling the property with written lender authorization and permission for less than what is owed on the mortgage attached to the property. Short Sales can involve successfully negotiating selling a first trust mortgage note “short” meaning for less than what is owed on the first trust, or successfully negotiating and selling both a first trust and second trust mortgage short.

We always recommend coordinating and managing all of our Real Estate Sales especially our New Home Sales, Short Sales and REO (Foreclosure Sales) sales with licensed Real Estate Attorneys and Certified Public Accountants (CPA’S). There are legal and accounting issues that need to be properly comprehended and understood by our clientele. Therefore, we actively encourage our Sellers and Buyers of Short Sales and our buyers of New Homes and REO (Foreclosure Sales) Sales to seek the advice and counsel of a licensed Virginia real estate attorney and a Certified Public Account (CPA) of their choice. We have a world class professional legal and accounting team we would like to introduce to you also.

A fifth category of Virginia Real Estate Sales is known as a Trustee Sale or Trustee (Foreclosure Sales) Sales. A Trustee Sale is where the Trustee, usually a Trustee for the lender, sells the property secured by the Deed of Trust at the county court house where the Deed of Trust is recorded at a public auction. These Trustee Sales are scheduled events.

Trustee (Foreclosure Sales) Sales are more legally and financially complicated than all other real estate transactions and require significant real estate expertise to successfully help our clientele. Trustee Sales involve risk and reward, helping our clientele manage the risk and maximize the reward is where we can be of assistance. We help our clientele by helping them in both the acquisition and disposition of the Trustee Sale property. In the case of Trustee Sales, it is highly recommended our clientele obtain the advice of real estate legal counsel of their choice before purchasing a property at a public Trustee Sale Auction. We have developed a world class highly professional Trustee Sales Team and will be happy to introduce them to our clientele.
